In the landlord-tenant arena, Rubin Lublin Suarez Serrano, LLC offers representation on both commercial and residential matters. For our clients with residential loan portfolios, we have the ability to file eviction/detainer actions post-foreclosure throughout Georgia, Tennessee and Mississippi.  We commence the action generally within 24 hours of receipt of your referral and are adept at handling matters where our firm foreclosed the property or where the foreclosure was accomplished by another firm. Additionally, we work with our clients on specific initiatives aimed at preserving the integrity of the families affected by foreclosure, many of whom are innocent bystanders. For example, we were consulted by a major institution with regard to the emerging issue of non-borrower tenants who are facing eviction despite maintain current rent payments. We counseled the client regarding the issue and helped them develop a lease for non-borrower tenants to remain in the property after foreclosure. We also participate with many clients in “cash for keys” programs in situations where borrowers are considering relocation.

In the commercial arena, we regularly represent commercial landlords and property managers with various tenant issues and disputes. We have a group that regularly reviews and drafts leases on behalf of our clients.  Where necessary, the group will also commence eviction/detainer proceedings against tenants or represent our clients rights in a bankruptcy proceeding filed by tenants.
